View Full Version : Replace or Anchor Basement

Our home built with a concrete block basement in 1965 has two severely bowed walls which also show many vertical cracks, one slightly bowed wall with a few vertical cracks and the other is just slightly bowed. An independent home inspector offers this solution: replace the two severe walls and use foundation strength wood as studs for the other two walls. In getting estimates, contractors 1) suggest replacing the whole basement or 2) using an anchoring system to straighten, but not replacing just 1/2. Suggestions?

Well both have merit. Take the overall costs vs overall return on investment (value of home).

The stud system is good however it should be treated wood. If 2 walls are in tolerance / slightly bowed, why replace them? especially if you are covering them with stud walls. The walls can be reinforced there are several methods of stabilizing and reinforcing foundation walls.

Bowing tolerance as stated in the ACI : American Concrete Institute : guidelines is 1 inch per 40 lineal ft.
