I currently have an offer in on a house (built in '48), I did not notice the bowing walls prior to putting in my offer but the house inspection revealed it. Three of the four walls are bowed about 3/4in in the middle. There are several horizontal cracks in each wall. I've required the owners have the walls inspected to see what condition they are in (results not back yet). I do know that the owner did some tiling around the footing, not too long ago, but there is still water seepage issues.

What are my options? I know I've seen the I beams installed for issues like this but I'm concerned that they will just push on the floor joists and cause more issues. Is this a common problem with the I beam method?

Would these walls be in the tolerances for the Carbon Fiber method?

Would it best just to pull my offer?

Thanks in advance,

JK,

It would be advisable to have a structural engineer inspect the foundation walls and give their recommendations. A 3/4" bow is close to being within structural tolerance but should be taken care of.

Yes it sounds as if cabon fiber would be an application, however the water issue would also need to be resolved to prevent further damage to foundation. Did the homeowner leave any paperwork as to what "tilling" was done possible interior drainage system?

An engineering firm I've worked together with is Hayman Engineering (877) 831-5550 whom are licensed in 49 states and are familiar with the carbon fiber method and specialize in residential.

Hope this helps,
